This course will provide a brief overview of facets of mortgage loan fraud. The learner will become acquainted with fraud for profit and housing, and how to detect, prevent, and report mortgage fraud. After completing this program, the learner will understand how to:

  • Identify and differentiate between various types of mortgage fraud.
  • Implement procedures and policies for preventing mortgage fraud.
  • Use different types of reports to report mortgage fraud.

This course will introduce the learner to the different components of a mortgage. The course will also familiarize the learner with the various types of loans, including fixed rate, adjustable rate, balloon, and equity mortgages. After completing this program, the learner will have a strong understanding of the following:

  • Individual applications.
  • Joint applications.
  • Third-party pledger applications.

This course will introduce the learner to the mortgage lending process so that s/he understands the first and final steps in the process. Additionally, the learner will be instructed on how to proceed with new lending applications. Upon successful completion of this course, the learner will understand:

  • The types of calculations that s/he will be making.
  • The three types of application documentation.
  • Understanding the role of the underwriter in the lending process.

This course will introduce the learner to the Right to Financial Privacy Act (RFPA) and the provisions it establishes. The course will also discuss the relationship that the Act has in regard to the financial institution and the requirements that the institution must follow. After completing this program, the learner will understand:

  • The purpose of the RFPA.
  • When an institution can officially release a c's records.
  • Exceptions to the types of information an institution can release without a specific request or customer consent.

This course will introduce the learner to Regulation Z, which implements the Truth in Lending Act (TILA). The learner will be provided with a detailed overview of the ways in which TILA affects credit extensions and requires disclosures to be sent to consumers. After completing this program, the learner will understand:

  • Distinction between open-end and closed-end credit requirements.
  • Definition of "home equity plans."
  • Relation of Credit CARD Act and Higher Education Opportunity Act to truth in lending.

This course will introduce the learner to Regulation P, which distinguishes between nonpublic and public information. The learner will also be provided with an overview of required privacy notices, including the required content of privacy notices. After completing this program, the learner will understand:

  • The purpose of Regulation P.
  • Essential information in privacy notices.
  • When financial institutions are permitted to release nonpublic personal information.

This course will introduce the learner to Regulation AA and the Unfair, Deceptive, or Abusive Acts or Practices (UDAAP) Act. The learner will be instructed on the provisions and prohibitions enacted under Regulation AA. After completing this program, the learner will understand:

  • How confessions of judgment occur.
  • What third-party relationships are considered UDAAPs.
  • What constitutes a UDAAP.

This course will educate the learner on fair lending procedures and regulations. This course will also discuss marketing and advertising, and the interview process for loans. After completing this program, the learner will be able to:

  • Inform consumers of the appraisal, interview, and underwriting process.
  • Adhere to federal regulations surrounding fair lending.
  • Understand requirements for taking credit applications and evaluations.
